One of the most pervasive misconceptions about the cost of buildings in Sims FreePlay is that the prices increase based on Town Value. That is simply not true. The cost for buildings and houses is determined by how many of either you have already built.

Buildings in Sims FreePlay are split into three groups: Community, Workplace, and Houses. Building another community building will increase the price for the next community building but won't change the price for your next workplace or house. Building a house will increase the price for your next house but won't change the price for your next community building or workplace.

Recently FM has changed it so that the length of time for community buildings that are required for quests remain the same for those locations no matter how many community buildings you have already while the price and sim requirement increases.

As of the 2017 Holidays Update the Health Hub will always cost less than other buildings.


The time to build the Children's Store won't increase depending on how many other community buildings you have but the cost and sim requirement will.

Community Buildings
Park - will always be 4 minutes, §500, and require 2 sims because of the tutorial
Children's Store - will always be 1 hour 15 minutes
Mysterious Island Bridge - will always be 8 hours 20 minutes
Stables - will always be 9 hours 30 minutes
Swimming Center - will always be 12 hours 45 minutes
The Candlelit Fork Restaurant - will always be 16 hours 30 minutes
Community Center - will always be 18 hours 12 minutes
Bingo Hall - will always be 1 day
Simtown Express - will always be 1 day
Health Hub - will always cost less
Maternity Store
Private Island**
Downtown High School
Sunset Mall
Deer Springs Falls
Sorcerous Supplies
Northern Glade Castle
Promotions 'r' Us
Snow Park
Pet Store
Pet Salon

*Nightclub - 1 day 12 hours; 15SPs

*While the Nightclub is technically a Community Building it does not follow the rules for building community buildings. It's price and build time remain the same no matter how many community buildings you have built and building it does not increase the build time for other community buildings.

**Once you finish the Love & Treasure quest which unlocks the Private Island the Private Island acts like a house lot with the prices for building a house on it depending on how many houses you currently have built. However, it still is considered a Community Building in that once you build it the price for other Community Buildings is increased.

5th Community Building:
  • 1 day; §15,000; 7 sims

Does the Maternity Store count as a community building? Does this mean the price for the last community building has increased or is it still 3.5 million simoleans?

It does count as a community building. We now have 26 community buildings. If you already had 25 community buildings the price for the 26th would still be §3,500,000 and you would still only need 23 sims. But if you only have 18 community buildings and build the maternity store the price for it would be §950,000 and the price for the next community building would be higher.

Well that bites big time! The only community building I haven’t built is the grocery store. Oh well, at least now I know that if I decide to do the pregnancy thing I need to have at least 4 mil in the bank.

Kind of News:
The Nightclub appears on the town plan as soon as you reach level 7. This started with the first Feature Quest „Cars on Lots“ in Grand Garages Update.

Bingo hall remains 100k no matter what, if I build it, will the cost of my other community buildings go up?

Yes, building the Bingo Hall will increase the building costs of other community buildings.
